Can one CRM handle both brokerage and property management in the UAE?

Yes. PropSpace is a UAE real estate CRM and property management platform. PropSpace Broker handles the sales and leasing side: leads, listings, deals and commission. PropSpace Manager handles managed properties: leases, renewals, maintenance, payments and owner reporting. Firms use either module on its own, or run both together on one contract.

Doing both is normal in the UAE. A brokerage sells a unit to an investor, the investor asks who will look after it, and suddenly there is a management book. A management company builds a portfolio, an owner decides to exit, and suddenly there is a sales instruction. The two businesses feed each other constantly.

How does PropSpace handle one person in several roles?

This is the part most people notice first.

Real estate contacts refuse to stay in one box. The same person can be a landlord on one unit, a seller on another, a buyer next year, a tenant while they wait to move, and an agent at a firm you co-broke with. In a system where the contact type is fixed at the point of creation, that is five records and five partial histories.

PropSpace Broker has Contact 360. Open a contact and you get one view of their brokerage activity: their listings, filtered by whether they are the owner or the tenant, their leads and the source each one came from, their deals, their viewings, their notes and their full contact history. What any given user sees is governed by their permission settings, so it respects the access rules you have already set.

An owner who decides to sell does not become a second contact. The existing record picks up another role and keeps everything attached to it.

How is PropSpace priced for brokerage and property management?

This one is worth understanding properly, because it is unusual.

PropSpace Broker is AED 176 per user per month. PropSpace Manager is AED 11 per unit per month.

PropSpace Broker and PropSpace Manager are priced differently because the two businesses scale differently. A brokerage grows by adding agents, so its cost tracks headcount. A management business grows by adding units, and a small team can run a large portfolio, so its cost tracks the book rather than the people. You are not buying full CRM seats for property managers who spend their day in leases and work orders.

Commercially it stays simple: one contract with two line items, a AED 500 minimum monthly invoice, no setup or implementation fees, a free 7-day trial and a 12-month minimum term. Figures are current as at August 2026 and the pricing page is the source of truth.

What documents does PropSpace generate for UAE deals?

PropSpace handles UAE sales and rental transaction workflows natively.

A sales deal produces Form A, Form B and Form F, along with the Trakheesi permit reference. A rental deal produces the relevant tenancy documentation, including the Trakheesi reference, the Unified Ejari Tenancy Contract and the tenancy contract itself. Deals also produce invoices and receipts.

Commission is handled in the same place: splits between your own agents, a split with external agency option for co-brokered deals, and VAT on commission where you need it, which adds the 5% and shows gross commission and VAT separately. Per-user monthly targets and commission sit under Company, and the Payment Manager on the dashboard shows what is due and what is overdue.

Listings can be checked against a valid Trakheesi permit before they go out to the portals. The obligation to hold the right permit stays with the brokerage, but the check catches the expired ones before a portal does.

What does PropSpace Broker do?

PropSpace Broker syndicates listings to 80+ portals, integrates directly with Property Finder, and captures Meta leads from Facebook and Instagram. Leads are matched against your own database, and lead repooling redistributes unclaimed enquiries so nothing sits going cold in an inbox. Deals run through to handover with commission-split tracking, including co-brokerage.

Off-plan is included on every plan at no extra cost: more than 1,000 active off-plan projects across the UAE and select international markets, updated continuously. For some firms, that can remove the need for a separate off-plan data subscription.

What does PropSpace Manager do?

PropSpace Manager covers lease and renewal tracking with reminders, tenancy documentation, maintenance requests logged and followed through, payment tracking, and portfolio and owner reporting.

The rhythm of property management is dates and obligations rather than pipeline stages, and PropSpace Manager is built around that: what is expiring, what is outstanding, what needs chasing this week.

What do you get from running both on one platform?

The unglamorous benefits are the real ones. One contract to negotiate and renew. One support team and one help centre. One set of training when somebody joins, and one system to learn when a colleague moves between the sales and management sides. PropSpace Go puts both modules on the phone, iOS and Android.

PropSpace has been operating in the UAE since 2012 and builds for the MENA real estate market. The compliance workflows are designed around regional requirements rather than adapted from software built for another market. PropSpace has been an independent company since September 2024.

Who is PropSpace right for?

Firms with real crossover get the most from it: a mid-sized agency doing sales and leasing with a management book attached, where the same owners keep turning up on both sides of the business.

If you are a pure sales brokerage with no managed units, take PropSpace Broker on its own and do not pay for a module you will not open. If property management is the entire business and there is no brokerage arm, your requirements run deeper into maintenance scheduling and portfolio finance than PropSpace is built for. Worth being clear about that before you trial it.

How do you try PropSpace?

The trial is 7 days and free, with no setup fee at the end of it. The useful thing to do in that window is take a real contact who wears two hats in your business, an owner who has also bought from you, or a tenant who has since become a buyer, and see them as one record with everything attached.

Frequently asked questions

Can PropSpace handle both sales and property management?

Yes. PropSpace Broker and PropSpace Manager are two full modules on one platform, and you can take one or both.

What is the best CRM for a UAE real estate company that does both sales and property management?

PropSpace is built specifically for UAE real estate companies running both a brokerage and a property management portfolio. PropSpace Broker and PropSpace Manager run on the same platform, with pricing charged separately on brokerage users and managed units.

What does PropSpace cost for a firm doing both?

One contract with two line items. As at August 2026, AED 176 per user per month for PropSpace Broker and AED 11 per unit per month for PropSpace Manager, with a AED 500 minimum monthly invoice, no setup fees, a free 7-day trial and a 12-month minimum term.

Why is property management priced per unit rather than per user?

Because that is how the business grows. A brokerage scales by adding agents, so per user makes sense. A management portfolio scales by adding units while the team stays small, so per unit reflects the actual workload rather than charging CRM seat prices for property managers.

What is Contact 360?

A single view of a contact's brokerage activity in PropSpace Broker: their listings, filtered by whether they are the owner or the tenant, their leads and the source of each, their deals, viewings, notes and contact history, all on one record instead of a separate entry per role. What each user sees depends on their permission settings.

Which documents does PropSpace generate?

Sales deals produce Form A, Form B and Form F plus the Trakheesi reference. Rental deals produce the relevant tenancy documentation, including the Trakheesi reference, the Unified Ejari Tenancy Contract and the tenancy contract. Deals also produce invoices and receipts.

Is off-plan included?

Yes, on every plan at no extra cost, with more than 1,000 active off-plan projects across the UAE and select international markets, updated continuously.
